Our waitlist has three priority categories based on HUD elderly preference. Your tier -- not just your application date -- determines how quickly you move up the list.
First Priority
Adults 62 years or older. No disability documentation required. First choice at available units.
Second Priority
Adults ages 50-61 who are disabled or handicapped as defined by HUD. Medical verification required.
Third Priority
Adults 49 and younger who are disabled or handicapped. Medical professional verification required.
Your household income must be at or below 50% of the area median income. Current limits for the Kalamazoo area:

Your rent is calculated as 30% of your monthly adjusted income. Adjusted income accounts for allowable deductions including medical expenses, disability-related expenses, and dependent care costs -- so your actual payment may be lower than 30% of your gross income.
